Congress party’s newly invigorated Vice President Rahul Gandhi strongly opposes the deal as he says that the Bharatiya Janata Party (BJP) is amending it only in favor of the builders. He considers it to be anti homebuyer and highly favors the builders. Rahul Gandhi also pulled out a last minute homebuyers protest on Monday.</span></p>
<p><span style="font-family: Lato, serif;">The Rajya Sabha said that it would refer the bill to the select committee for discussion on Wednesday. The government also urged Rahul Gandhi to thoroughly study the proposed amendments before opposing it and starting a protest against it. But with the opposition gaining more power by the day, the House is trying to bring in more parties to support the bill so that they can pass it.</span><span id="more-2267"></span></p>
<p><span style="font-family: Lato, serif;">Congress says that the bill does not safeguard the interests of the consumers but saves the builders from delay in home delivery and other wrongdoings. But the parties supporting it say that Congress is only doing this to hog the limelight. In this last week of the budget session, the NDA government is making extensive efforts to push the bill with the help of other supporting parties. The <a title="Real Estate Bill" href="http://www.investors-clinic.com/blog/real-estate-bill-whats-in-it-for-the-buyers/" target="_blank"><strong>Real Estate Bill</strong></a> will be referred to the select committee on Wednesday.</span></p>

Recently after the withdrawal of the Mumbai Master Plan 2034, the planning of these two urban clusters has also been brought to attention. The former was withdrawn due to the lack of credibility and authenticity of the master plan data. Some really important planning issues had been overlooked in the Mumbai Master Plan.</span></p>
<p><span style="font-family: Lato, serif;">If a flawed master plan is passed, it is the city and its dwellers who will have to pay in the long run. The municipal government has always given the least attention to the planning part. The high authorities and the bodies directly involved with the land interventions enjoyed a better part of the governance. These bodies include influential personalities like bureaucrats, developers associations and politicians.</span><span id="more-2265"></span></p>
<p><span style="font-family: Lato, serif;">Master planning is a serious issue and can be performed by well qualified experts only. And to be certified as an urban planner, one has to pursue a separate stream of education. As of now, only five educational institutes in India run these programs and very few students opt for these. So even if there are 50,000 qualified urban planners across the country, the number is very deficient for 350 urban cities of India. This is the reason why the developers have to hire help from countries like Singapore to carry out the planning part of their </span><a title="residential properties" href="http://www.investors-clinic.com/blog/noida-home-buyers-will-finally-get-possession-of-50k-awaited-flats/" target="_blank"><span style="font-family: Lato, serif;"><b>residential properties</b></span></a><span style="font-family: Lato, serif;"> and smart integrated townships.</span></p>
<p><span style="font-family: Lato, serif;">Gurgaon is flanked by the Aravalli Ranges and the rapid development of the city is posing a threat to the natural area around the city. If due attention is not paid to the master plan of the city, the environmental threats would be increased just like in Mumbai where pollution is high and water level is shallow.</span></p>
<p><span style="font-family: Lato, serif;">In such cases where faulty master plans are paid no attention, the human life has to suffer the risk in the long run. The cities are rapidly being converted from green to concrete which is choking the environmental conditions. So, it is the government&#8217;s duty to take master plans of urban cities seriously to avoid a havoc in the future.</span></p>

According to the reports of Magicbricks.com, the demand for plotted developments also increased in the first quarter of 2015.</span></p>
<p><span style="font-family: Lato, serif;">The trends noticed by the real estate experts suggests that instead of going for a small one bedroom apartment for a very low price, buyers are inclined towards investing a little more into a larger home that gives perfect value for their money. People are searching for larger houses that can fit into their budgets. The trend was seen in the most active real estate markets like Noida, Gurgaon, Chennai and Bangalore.</span><span id="more-2247"></span></p>
<p>A new trend was also noticed in the preferences of the homebuyers. Earlier they were interested in apartment complexes. However, now they seem to be more interested in plotted developments. Buyers’ interest towards independent homes was also noticed. As compared to the previous quarter, the demands for apartments reduced by up to 10 percent. Demand for 2 BHK apartments fell down whereas the demands for three bedroom apartments witnessed an increase of 3-10 percent over the last quarter.</p>
<p><span style="font-family: Lato, serif;">Inspite of the above changes in demands, the National Property Index remained stable over the last quarter. Noida and Mumbai experienced the highest rise and lowest fall respectively. Chennai and Ghaziabad were the two other cities that experienced a fall in index. The rental property markets were also upbeat in cities like Delhi, Pune and Mumbai. The highest rental returns were noted by Bangalore and Kolkata. </span></p>

As per reports, France will collaborate with India in the development of its smart cities. The country would also partner India in a study aimed at the upgradation of the Chandigarh-Delhi Railway Line and speeding it up to 200 km per hour. Renovation of Ludhiana and Ambala Railway Station has also been planned.</span></p>
<p><span style="font-family: Lato, serif;">In his meeting with Modi, French President Francois Hollande expressed his keen interest in the list of smart cities to be developed in India. As a result, it was marked as the technical cooperation under the field of Sustainable Urban Development between India and France. The assistance from France would be a major help for the government of India in setting up self-sufficient smart cities in different parts of the country. These smart cities would also boost the </span><a title="residential and commercial real estate" href="http://www.investors-clinic.com/blog/real-estate-bill-whats-in-it-for-the-buyers/" target="_blank"><span style="font-family: Lato, serif;"><b>residential and commercial real estate</b></span></a><span style="font-family: Lato, serif;"> around these areas.</span><span id="more-2231"></span></p>
<p><span style="font-family: Lato, serif;">Accordingly, a Memorandum of Understanding (MOU) was signed between the National Architecture Institute in Paris and School of Planning and Architecture in Delhi. Both the countries would jointly undertake extensive studies on urban planning, geographical planning and its environmental consequences. A well-planned urban area would also call for an increased </span><span style="font-family: Lato, serif;"><b>residential property</b></span><span style="font-family: Lato, serif;"> demands. Franch would also assist India in the engineering and technical aspects of its smart cities. </span></p>
<p>The two countries also signed a railway protocol for the development of semi high-speed rail on the Delhi-Chandigarh line. Indian Railways and French National Railways would undertake an execution study on the same and the project would be co-financed by both sides. A deal was also signed between Indian Space Research Organisation (ISRO) and French National Center for Space Studies (CNES). It proposes a collaboration between the countries in the areas of Satellite communication, meteorology, planetary exploration and other space research related operations. This covers Mars Exploration and other joint earth observation mission.</p>

<p>As the Canadian asset management organisation, Brookfield is all set to create a <a title="Real Estate Investment Trust" href="http://property-noida.com/real-estate-market-in-india/" target="_blank"><strong>real estate investment trust</strong></a> (REIT) and list it in India, the move is likely to revitalize the country’s real estate segment towards a renewed prospect to growth and prosperity.</p>
<p>This can very soon be a reality, once India finalizes its rules governing REITs, which are typically attuned to provide high dividend yield along with capital appreciation to the investor community and hence this could very well create a unique set of value proposition for investors eyeing the real estate segment in India.<span id="more-1792"></span></p>
<p>According to market reports, the REIT that Brookfield is looking at, could be valued at about $500 million or INR 3,085 crore. And as part of its India foray, Brookfield might be looking forward to just bring in a select list of properties under one umbrella and get it listed first (as REIT) at one of India’s stock exchanges.</p>
<p>It is important to note that while REITs are a popular route to raise <strong><a title="Real Estate" href="http://property-noida.com/why-real-estate-is-a-profitable-investment-option/" target="_blank">money in the real-estate</a></strong> segment when it comes to real estate operations in matured markets such as the US, India has just initiated its roadmap towards REIT only in the year 2014.</p>
<p>As a result, there are a lot of investors and institutions which are closely eyeing the moves being made by the government to further institutionalize the sector and provide further clarity towards functioning of REITs in India.</p>

<p>In a bid to provide low cost housing for the poor strata of the society, the Chief Minister of Odisha has announced plans to launch Shelter Security Mission in the state.</p>
<p>As part of this program, the government would be spending between Rs 15,000 to 20,000 crore and looking forward to provide <strong><a title="low cost affordable housing" href="/2014/12/government-set-to-make-land-acquisition-easier/" target="_blank">low-cost affordable housing</a></strong> for the poor in both rural and urban areas of the state.<span id="more-1736"></span></p>
<p>In addition to providing the housing for the poor, the Odisha government has also proposed to initiate a low cost affordable housing scheme for urban poor, specifically those who are living in the slums.</p>
<p>The Chief Minister of the state has also said that the state government in Odisha would work towards converting all the &#8216;kutcha&#8217; houses in the state of Odisha to &#8216;pucca&#8217; houses in the coming five years time as part of this mission.</p>
<p>The government of the state has also ensured that there availability of proper funds to fuel this level of mobilisation of resources, manpower and innovative implementation strategy and execution of this project.</p>
<p>However, the government has also pointed out there will be some challenges in front of the execution of this projects and in order to overcome this and facilitate speedy completion of the project, the government has decided to provide Rs 10,000 cash incentive for houses that will be completed within the four months from the date of issue of work order and release of first installment. This should drive better and timely delivery of the houses for this project.</p>
