Much debate was seen over the Real Estate (Regulation and Development) Bill over the past few days. Congress party’s newly invigorated Vice President Rahul Gandhi strongly opposes the deal as he says that the Bharatiya Janata Party (BJP) is amending it only in favor of the builders. He considers it to be anti homebuyer and highly favors the builders. Rahul Gandhi also pulled out a last minute homebuyers protest on Monday.

The Rajya Sabha said that it would refer the bill to the select committee for discussion on Wednesday. The government also urged Rahul Gandhi to thoroughly study the proposed amendments before opposing it and starting a protest against it. But with the opposition gaining more power by the day, the House is trying to bring in more parties to support the bill so that they can pass it.

Congress says that the bill does not safeguard the interests of the consumers but saves the builders from delay in home delivery and other wrongdoings. But the parties supporting it say that Congress is only doing this to hog the limelight. In this last week of the budget session, the NDA government is making extensive efforts to push the bill with the help of other supporting parties. The Real Estate Bill will be referred to the select committee on Wednesday.

While affordable housing and low cost residential properties were all over the news in 2014 and early 2015, the demand for larger houses, much to everyone’s surprise, witnessed an upward movement. According to the reports of Magicbricks.com, the demand for plotted developments also increased in the first quarter of 2015.

The trends noticed by the real estate experts suggests that instead of going for a small one bedroom apartment for a very low price, buyers are inclined towards investing a little more into a larger home that gives perfect value for their money. People are searching for larger houses that can fit into their budgets. The trend was seen in the most active real estate markets like Noida, Gurgaon, Chennai and Bangalore.

A new trend was also noticed in the preferences of the homebuyers. Earlier they were interested in apartment complexes. However, now they seem to be more interested in plotted developments. Buyers’ interest towards independent homes was also noticed. As compared to the previous quarter, the demands for apartments reduced by up to 10 percent. Demand for 2 BHK apartments fell down whereas the demands for three bedroom apartments witnessed an increase of 3-10 percent over the last quarter.

Inspite of the above changes in demands, the National Property Index remained stable over the last quarter. Noida and Mumbai experienced the highest rise and lowest fall respectively. Chennai and Ghaziabad were the two other cities that experienced a fall in index. The rental property markets were also upbeat in cities like Delhi, Pune and Mumbai. The highest rental returns were noted by Bangalore and Kolkata.

Prime Minister Narendra Modi’s France visit on April 10 proved to be very fruitful. As per reports, France will collaborate with India in the development of its smart cities. The country would also partner India in a study aimed at the upgradation of the Chandigarh-Delhi Railway Line and speeding it up to 200 km per hour. Renovation of Ludhiana and Ambala Railway Station has also been planned.

In his meeting with Modi, French President Francois Hollande expressed his keen interest in the list of smart cities to be developed in India. As a result, it was marked as the technical cooperation under the field of Sustainable Urban Development between India and France. The assistance from France would be a major help for the government of India in setting up self-sufficient smart cities in different parts of the country. These smart cities would also boost the residential and commercial real estate around these areas.

Accordingly, a Memorandum of Understanding (MOU) was signed between the National Architecture Institute in Paris and School of Planning and Architecture in Delhi. Both the countries would jointly undertake extensive studies on urban planning, geographical planning and its environmental consequences. A well-planned urban area would also call for an increased residential property demands. Franch would also assist India in the engineering and technical aspects of its smart cities.

The two countries also signed a railway protocol for the development of semi high-speed rail on the Delhi-Chandigarh line. Indian Railways and French National Railways would undertake an execution study on the same and the project would be co-financed by both sides. A deal was also signed between Indian Space Research Organisation (ISRO) and French National Center for Space Studies (CNES). It proposes a collaboration between the countries in the areas of Satellite communication, meteorology, planetary exploration and other space research related operations. This covers Mars Exploration and other joint earth observation mission.

A great deal of cooperative agreements have been signed between the two countries which would boost the overall development of our country’s infrastructure and would improve the scenari of real estate in India.

Though, real estate is exceptional in that it has four different components of investment returns. Fundamentally, here are the four ways you can create money as an outcome of real estate ownership:

Property value appreciation

cash flows

income tax advantage

loan principal pay down

It’s imperative to note that just for the reason that there are numerous mechanisms of returns; it does not imply you will always make money on realty investments. Various people go through terrible losses due to inadequate research and study, as well as because of risk matters that have not been mitigated. Do your homework before you invest in real estate.

Property value appreciation

Maximum people purchase assets with the conviction that they will gain value and as a property investor you will definitely benefit, get wealthier as evident from the former six years, it is pretty much expected though not always does realty market take the upswing. But, over lengthy periods of time, approximately 15 to 25 years, real estate appears to do well and has made much fortune for many long-standing holders.

Be mindful, although, that appreciation does not reimburse the bills. It is recommended to invest established on cash flows, the subsequent noted element of returns.

True cash flow

Most real estate investors do not appreciate how to chalk out their real estate agreement. What this actually means is placing conventional estimations of rents and outflows down on paper and ensuring that the rentals, minus all the costs, leave the landlord some cash in his pocket. We term these “cash flow positive” characteristics.

Purchasing properties with factual positive cash flow is the finest way to guarantee that your speculation will add to your fortune. Far too many consumers buy negative cash flow real estate and take surplus monies from their bank accounts every month, for ages, to cover the shortfall. This is definitely no way to invest your capital.

Income tax advantages

There are noteworthy income tax advantages from keeping rental properties. “Returns” means that as an outcome of your title, you pay not as much of taxes than you would have in case you did not own the property. Regrettably, a small number of investors really comprehend how this works.

Loan principal pay down

If you have a repaying mortgage – which happen mostly these days — you may realize some profit. Every monthly mortgage fee pays the accumulated interest, and above a little bit of the unpaid principal of the loan amount. That principal is a pure investment profit and it can actually super-size your returns. Though, principal pay down does not deliver cash flow, so it can’t benefit you pay the bills if you want money for plumbing, electrical work or a handyman.

Though all the investment returns possibly will help your long-standing wealth, the cash flow constituent is most essential. Cash makes you feel nice, feels good in your hands, it pays the bills and, most notably, it collects in your bank account and helps you earn interest. If your investment doesn’t generate cash, you would not be able to pay the mortgage, you’ll probably lose the property and you’ll never get the returns you’d expected for.

There are loads of paybacks to purchasing an investment property with current tenants. One will start making rental proceeds from the settlement date of the house, and need not bear the costs of marketing the property to tenants – not to mention you can escape the aggravation of looking for a new property manager.

But buying a house that comes with its own tenants can also have its disadvantages.

Your responsibilities towards your tenants:In case the occupants have been there for an extensive period and the house is in decent condition, you will be quite sure that the occupants have had a good rapport with their landlord. However what if you’re not content with the occupants of the house you’ve bought?

The first and foremost significant thing to make a note of leases; check for the number of leases that are not voided when a property is sold. Except there is a distinct clause in a lease that talks about a loan (which is rare), you are obligated to honor the existing tenancy contract when you buy a property.

So if the current tenant is on a lease you must honour its terms. That means not breach ing the lease, or else giving reasonable notice period or reason in case you end the contract. If you’re not happy with your occupants since they’re delayed the rent or have violated the terms of their agreement, for instance, you simply have to provide them with 14 days’ notice to vacate.

You would be able, in most situations, to terminate a fixed term tenancy prematurely if you have a printed contract from the occupants.

But then what if the renters haven’t dishonored the terms of their lease?

Possibly you plan to dwell in the home. In that instance, ensure that can fix your move in date soon after the lease period is completed.

But you must remember, even when a contract is terminating, you need to give the occupants suitable notice that you do not propose to renew their agreement.
